Ryedale energy assessment

Ryedale Energy Assessment, REA, provides a range of services for the new build and as-built property markets, some applicable to both domestic and commercial markets, for the production of:

  • Energy Performance Certificates for existing properties.
  • SAP certificates, Predictive Energy Assessments, On-Construction Domestic Energy Assessment for new build.
  • Code for Sustainable Homes for new build.
  • Passivhaus design for new build or retrofit property improvement.
  • Thermal modeling of thermal bridges using HEAT2/3 software for the production of psi, Ψ, figures and of the Temperature Factor, f.
The Code for Sustainable Homes is a widely adopted methodology that sets a broad range of targets for homebuilders and developers in order to achieve the desired Code level, 1 - 6. The Code level is normally set by the relevant Planning Authority, though individual clients are increasingly requesting that their home meets a particular level of the Code.

Ryedale Energy Assessment is also familiar with Passivhaus design, relevant to new build - domestic and commercial - and for re-furbishment (Enerphit). Having attended the Certified European Passivhaus (CEPH) design course, run by BRE, REA are in an ideal position to offer clients advice on how to achieve the Passivhaus standard - the ultimate in low energy construction design.

REA are also Stroma qualified thermal modellers, able to undertake the modeling of thermal bridges to produce accurate psi values for SAP, iSBEM and Passivhaus using HEAT2/3 software. Thermal modeling is appropriate for all forms of construction.

EPC - Energy Performance Certificates

The Energy Performance of Buildings Directive was the starting point for the implementation of EPC's throughout Europe. The Housing Act 2004 is the UK's legislation specific to EPC's. An EPC is required for any property, with some specific exemptions, being offered for sale or rent. The exemptions are:

  • Buildings that are primarily or solely used as a place of worship.
  • Temporary buildings with a planned lifespan of two years or less.
  • Industrial sites, workshops, and non-residential agricultural buildings with low energy demand.
  • Stand-alone buildings with a total useful floor area of less than 50m2 that are not dwellings.
  • Dwellings with relevant planning permissions for demolition.
It should be noted that a dwelling that requires significant modernisation in order to meet modern living standards is not exempt.

Code for Sustainable Homes

Application of the Code can be done at three levels of construction; pre-assessment, design stage and completion. The Code requires a significant input from the client as each element of the assessment has to be ‘ proved ’ in order for credits to be applied. Domestic Energy Assessment

The EPC, generated by RdSAP software, gives the property both an Energy Efficiency rating and an Environmental Impact rating. The EPC will also have a number of recommendations, categorised by cost, that may improve the energy performance of the property.
Ryedale Energy Assessment offers this service, for the majority of properties, over an approximate 25 mile radius from Kirkbymoorside, covering a large part of North Yorkshire

Passivhaus
Design

The principles behind the Passivhaus Standard are fairly simple, adopting a fabric first approach and specifying high levels of insulation, exceptional levels of airtightness and the use of whole house mechanical ventilation. In this way it is possible to construct a property such that the energy costs almost become negligible.
